How mortgages work in Dubai

UAE banks lend for up to 25 years, and the loan must be repaid before you turn 65 (70 for some self-employed borrowers). The UAE Central Bank caps how much a bank can lend against the property value (the loan-to-value, or LTV). For a ready property bought as a first home, expats can borrow up to 80% if the price is AED 5 million or less and 70% above that. UAE nationals can borrow 85% and 75%. For a second or investment home the cap is 60% for expats and 65% for nationals, and for off-plan property it is 50%.

Banks also check that all your monthly debt payments, including the new mortgage, stay below 50% of your monthly income (the debt burden ratio). Most lenders ask for a minimum salary of around AED 15,000 a month.

Fixed rate or variable (EIBOR) rate?

Most Dubai mortgages start with a fixed rate for 1 to 5 years, then switch to a variable rate of 3-month EIBOR plus a margin. Compare offers on the rate after the fixed period ends, not only the opening rate, and ask about early settlement fees (capped at 1% of the outstanding loan or AED 10,000, whichever is lower).

Budget for the fees, not just the deposit

On top of the down payment you pay about 7 to 8% of the price in fees when you buy with a mortgage: the 4% DLD transfer fee, mortgage registration, the trustee office, agency commission, the bank arrangement fee and the valuation. See the full breakdown in our DLD fee calculator. If you are buying to qualify for residency, read our Golden Visa through property guide: since 2026 a mortgaged property can qualify.
