Property Valuation Dubai & Abu Dhabi

How Valueit estimates a property's value
Valueit by Viewit gives a quick, data-based price range for an apartment, villa or townhouse in Dubai or Abu Dhabi. Pick the building, the property type and the number of bedrooms, and it works out the estimate from recorded sale and rent transactions for that building.
What the results show
- Estimated value: a low-to-high price range based on recent sales of similar units in the building.
- Size range: the typical built-up area for that unit type.
- Rental yield: the median annual rent as a percentage of the estimated price, before service charges and other costs.
- Median rent: the middle annual rent recorded for that unit type.
- Price trend: a chart of past transaction prices, so you can see whether prices in the building are rising or falling.
- Transaction records: the individual sales behind the estimate, with date, size and price.
Using the estimate
Sellers can use the range to set an asking price that matches the market. Buyers can check whether a listing is priced in line with recent sales before making an offer, and investors can compare rental yields between buildings.
If a building has few recent transactions, the range is wider and less reliable. Compare it with similar nearby buildings and with listings currently on the market.
Estimate, not a formal valuation
Valueit doesn't account for a unit's floor, view, condition or upgrades, which can move the price either way. Banks need a formal valuation by an approved valuer before they lend, and a Viewit agent can give you a market appraisal of a specific unit.
