RERA Rent Increase Calculator
Find out the maximum rent increase your landlord can ask for at renewal, based on how far your rent is below the average for similar homes in the DLD Smart Rental Index.
How the rent increase rules work
Dubai Decree No. 43 of 2013 links the maximum increase at renewal to the gap between your current rent and the average rent for similar properties:
| Your rent is below the average by | Maximum increase |
|---|---|
| Up to 10% | 0% |
| 11% to 20% | 5% |
| 21% to 30% | 10% |
| 31% to 40% | 15% |
| More than 40% | 20% |
The average comes from the DLD Smart Rental Index, which since 2025 rates each building and is available on the Dubai REST app and the DLD website. The landlord must give you at least 90 days' written notice before the contract ends if they want to change the rent or any other term.
Renew or move?
In 2026 asking rents for new tenants fell in many Dubai communities while renewal rents kept rising. If your landlord asks for the maximum, compare what similar homes are listed for on Viewit before you sign. Thinking of buying instead? Run the numbers with our mortgage calculator.
