Jumeirah Beach Residence (JBR) is a Dubai Properties-developed beachfront community launched in 2002 and completed around 2010, sitting directly on the coast next to Dubai Marina. Getting around

JBR sits right next to Dubai Marina and shares its access to Sobha Realty Metro Station on the Red Line, plus the Dubai Tram, which has stops directly serving JBR and connects onward to Dubai Marina and Palm Jumeirah. It's one of the more walkable, transit-accessible beachfront communities in Dubai.

Living in Jumeirah Beach Residence (JBR)

JBR is built for beach-and-promenade living: direct sand access, The Walk's shops and cafés on one side, The Beach's restaurants and entertainment on the other. It draws a mix of long-term residents, young professionals, and a large short-term/holiday-home rental market driven by tourism. Towers vary by cluster (numbered 1 through 8, roughly), so sea-view units command a real premium over inland-facing ones in the same building.

Frequently asked questions

Does JBR have metro access?

It shares Sobha Realty Metro Station on the Red Line with neighbouring Dubai Marina, and the Dubai Tram has stops serving JBR directly, connecting on to Marina and Palm Jumeirah.

What's the difference between The Walk and The Beach?

The Walk is a promenade of shops and restaurants along JBR's inland side, completed around 2007-2008. The Beach is a separate beachfront retail development built later by Meraas, with around 70 restaurants and shops between the Hilton and Sheraton hotels.

Is JBR good for short-term rental investment?

Yes — direct beach access and heavy tourist footfall make it one of Dubai's strongest holiday-home and short-term rental markets, alongside a solid long-term rental base of residents who want beach living.
