They Valley was a huge deal when it was first launched. Emaar went hard in their marketing after they launched The Valley back in 2019 as a family-oriented master community, and in now 2026 it is finally hitting its stride. It sits along the Dubai-Al Ain Road at the junction of the E66 and E77, which puts it about 25 minutes from Downtown and the airport. Far enough out to feel calm but close enough to still be in striking distance of the city.
Breaking Down the Communities

The Valley is built cluster by cluster, each with its own character and its own launch date. Here is how the main ones stack up.
Eden started it all, delivered back in November 2023. These are 362 three and four bedroom homes running roughly 1,929 to 2,336 square feet, with open-plan layouts, private gardens and direct access to Golden Beach. Nara followed as the most budget-friendly entry point, 372 three and four bedroom townhouses from around AED 1.34 million with a 50-50 payment plan. Talia came next in early 2025, garden-inspired townhouses from 1,862 to 2,248 square feet, priced from about AED 1.45 million. Talia arrived in early 2025 as a garden-inspired cluster of three and four bedroom townhouses. Sizes run from roughly 1,862 to 2,248 square feet and like the rest of The Valley, the homes lean modern and contemporary, but Talia’s pull is its landscaping and its proximity to Golden Beach, the Town Centre and the community’s sports facilities. Orania is where the scale becomes clear. It launched as the fourth phase with 308 townhouses spread across 43 clusters in 4, 6, 8 and 10-plex configurations, ranging 1,898 to 2,345 square feet with no back-to-back units. Elora rounded out this wave with 430 three and four bedroom townhouses from AED 1.6 million, handing over in 2026.
Modern Homes, Serious Amenities

Every home here leans modern and contemporary, big windows, clean lines, terraces built for the light and double glazed windows to keep homes cool during the hot summer months. The community itself is gated with 24-hour security and there’s a great Town Centre with a clinic, pharmacy, cafés and a farmers market, a full sports village with courts, a gym and running tracks, the Golden Beach with its water splash, plus the Pavilion with its zen gardens and observation tower. Pocket parks, jogging trails and kids’ zones thread through the whole community and when you get in you really see how it is a modern family friendly suburb. It is designed to run as a self-sufficient town, which is the point when you are a bit far off from the city.

Where It Beats Dubai Hills and Emirates Living

Here is what matters. A three-bedroom townhouse in The Valley starts around AED 1.8 million. The same size in Dubai Hills or the older Emirates Living communities runs well past AED 3-4 million, sometimes double. You trade a slightly longer commute for a lot more value, and Phase 1 buyers have already banked 25 to 40% appreciation.
This whole area is coming as just down the highway, Emaar is building the Grand Polo Club & Resort, an equestrian-themed community of luxury villas, alongside The Oasis, its premium villa and mansion development. Sobha Elwood is building gated villas and townhouses on the same stretch, while Ghaf Woods offers a genuinely different concept with forest-style living built around 35,000 Ghaf trees and a cooler microclimate.
If suburban family living at a fair price makes sense for you, The Valley deserves a serious look. Browse listings at https://viewit.ae/.
