Dubai rental update · 22 October 2026
Your tenancy renewal is coming up. Your landlord sends a number. Before you say yes, check what similar homes are asking today.
An October 2026 report in Khaleej Times shows that median advertised apartment rents fell in nine of ten tracked Dubai communities between Q3 2025 and Q3 2026. That gives renters a reason to compare their options, while remembering that the figures cover selected areas.
The useful question is simple: can you find a home that suits you better, at a lower total cost?
Where have advertised rents fallen?
| Apartment community | Q3 2026 annual median | Change from Q3 2025 |
|---|---|---|
| Downtown Dubai | AED 180,000 | −21.74% |
| Dubai Marina | AED 130,000 | −16.13% |
| Business Bay | AED 105,000 | −12.50% |
| Jumeirah Village Circle | AED 71,999 | −10.00% |
Source: The Gulf Pulse, 14 October 2026. These are median advertised annual rents across apartment listings in each area, not prices for a specific bedroom count.
An asking rent is the price advertised by a landlord or agent. The final rent is the amount agreed in the tenancy contract. Use the area figures to choose where to look, then compare individual homes.
Why compare your options now?
The report describes more available apartment listings, with supply growing faster than enquiries. However, the combined median asking rent in the tracked areas rose between August and September. The annual falls do not establish that rents will keep dropping. Read the October rental-market report in Khaleej Times for further context.
For a tenant, the practical next step is to get a few current, comparable offers. Confirm that each home is available and that the advertised price applies to your preferred payment schedule.
Compare homes that actually match yours

Start with apartments for rent in Dubai and choose three to five available properties. Where possible, start in your own building or a nearby building of a similar standard. Compare:
- Bedroom count, usable space, layout and whether the home is furnished.
- Condition, maintenance, parking and any cooling charges.
- Payment schedule, move-in date and included facilities.
- Your journey to work or school, including the time you would spend travelling.
A cheaper apartment only helps if it still works for your everyday life. Record these details beside the rent so you can compare the full offer.

Will moving actually save you money?

Start with the difference between your renewal offer and the alternative rent. Then subtract the extra costs of moving. Get written quotes for any agency fee, movers, registration and setup charges, and allow for overlapping rent or charges under your current contract.
Illustrative example only. These figures are not current listings, official fees or market averages.
| Item | Amount |
|---|---|
| Annual rent if you renew | AED 100,000 |
| Annual rent for the alternative home | AED 90,000 |
| Annual rent difference | AED 10,000 |
| Extra one-off costs of moving | AED 6,000 |
| First-year saving after those costs | AED 4,000 |
This example assumes you move at the end of the tenancy and all other annual costs are equal. Add any differences in housing fees, utilities, parking and commuting before deciding. Budget separately for refundable deposits: they require cash upfront, but are not automatically a permanent expense.
If your current landlord offers AED 96,000 instead, the first-year cost is the same as moving in this example. Staying may then be more convenient. A move may still suit you if the alternative offers more space, a better layout or a shorter journey.
Check the renewal rules before agreeing
Use Dubai Land Department’s Rental Index service to check your property’s renewal position. DLD’s tenancy FAQs say a proposed change to rent or contract terms requires at least 90 days’ notice before expiry, unless both parties agree otherwise. Check your contract separately for non-renewal and early-termination terms.
A fall in advertised rents does not automatically reduce the rent in your existing contract. Keep comparable offers and your communications in writing when discussing a change.
Watch the property before you book a viewing

On Viewit, use property videos to look at the layout, finishes and how the rooms connect before arranging visits. Build a shortlist around your budget and daily needs, then ask the agent to confirm availability, price and any details the video does not show.
Visit your final choices to check the building, noise, condition and surroundings yourself. You can then compare a real alternative with your renewal offer.
Quick questions
Does the biggest percentage fall mean the cheapest home?
No. Compare actual rents and comparable properties. A large percentage reduction can still leave a home outside your budget.
Does the Rental Index fix the price of a new lease?
DLD says the index is indicative for a new lease and applies to disputes about rent increases at renewal. New asking rents and renewal rules serve different purposes.
