What Is Dubai Hills Estate?

Dubai Hills Estate is a 2,700-acre master community developed by Emaar Properties and Meraas Holding as the first phase of Mohammed Bin Rashid City. It sits between Al Khail Road and Mohammed Bin Zayed Road, roughly 15 minutes from Downtown Dubai and 20 minutes from Dubai Marina, just down the road from Mall of the Emirates. The community was launched in 2014 and Emaar has been delivering phases ever since. These are the most notable amenities within the community;

How Emaar Got It Right

If you have lived in Dubai long enough, you know Emaar is the blue chip developer and what they have learned from building Emirates Living and Downtown. For context, these are fully integrated standalone communities, you don’t ever really need to leave them. They have everything a family needs, clinics, hospitals, schools, cafes, restaurants, malls, sports facilities, gyms, swimming pools, golf courses and even petrol stations.

Emirates Living gave them a template on how to build family communities with green spaces and walkability. Downtown taught them density, retail integration and the commercial pull of a lifestyle anchor and Dubai Hills is where they combined both. They wrapped an 18-hole championship golf course designed by European Golf Design across 1.2 million square metres, built a 650-outlet mall that now sees 22% more footfall than it did in 2025, dropped in King’s College Hospital, three GEMS schools, 54 kilometres of cycling tracks and a 180,000 sqm central park. Then they layered apartments, townhouses, villas and mansions around it. It is both residential and commercial, and that mix is what makes it work.

The standout performers for capital appreciation have been Golf Place villas (over 200% from launch), Maple townhouses (close to 100%) and Sidra villas which have roughly doubled. Apartments currently outperform villas on gross yield, sitting around 6 to 7% compared to 4 to 5% for villas.

Emaar is not done, here are three upcoming launches worth watching:

Parkwood is a collection of 1 to 3 bedroom apartments with an 80/20 payment plan, launched mid-2025 and scheduled for handover in Q1 2029. Starting prices sit around AED 1.75M.

Hillsedge offers modern apartments from AED 1.84M with the same 80/20 structure and a Q1 2029 handover. It targets young professionals and small families looking for a ready community with new-build finishes.
